The Challenge

Charme Statesboro had everything going for it: 291 luxury student units next to Georgia Southern, high-end finishes, a prime spot, and amenities students actually want. But great design doesn’t fill a building on its own. Charme needed a go-to-market plan that tied brand, leasing, and resident experience together, and got it all working before the first door opened.

Student housing runs on a tight calendar and a competitive off-campus market, so there was no room for a templated approach. It called for adaptability, creative problem-solving, and a partner willing to live in the details. That’s where we came in.

Our Approach

We built Charme’s brand around a simple truth: students don’t want to be marketed at, they want to see themselves in the story. Starting with Brand Foundations, we positioned Charme as “a new chapter in student living” and traded stiff corporate language for bold visuals, dynamic patterns, and lifestyle-forward copy that came alive through signage, social content, and cinematic video. Then we wired it to a demand engine synced to the GSU calendar, pairing a smart email nurture system with tightly tuned paid advertising and retargeting.

It paid off well before opening: Charme built serious leasing momentum more than a year out, proof that a strong brand and a sharp demand engine can outrun the market. By move-in, it had set a new bar for student living at Georgia Southern. When brand, leasing, and digital all run as one system, results like that aren’t luck. They’re the plan.
