Hardin Farms
Our main objective was to create a brand for this project to stand out in a market that's seen it all.
Highland Development Company was bringing 34 homes to five acres in Arvada's North Berkeley neighborhood: 30 paired residences and four single-family homes, four miles from Tennyson Street and Highlands Square.
The brand needed to earn attention from a market of buyers who see many unique products and are constantly marketed to. The community was also, by design, amenity-light and charm-rich, with thoughtful architecture and craftsmanship doing the work instead of a long list of shared amenities.
The name added a second challenge. Hardin Farms sits on a historic Colorado apple orchard, a real story worth telling, but we knew from the start, we couldn't let "farm" turn into sliding barndoors and mason jars on a community that's actually mid-century modern duplexes with vaulted ceilings and five-piece primary baths. The brand had to honor that heritage without boxing the product into a cliché, and hold its own against comparisons to production builders; this needed to read as a "Hardin Farms," not "big box townhomes."
By The Numbers
Sell-Through Accelerator begins with deep market positioning and research. The most authentic audience for Hardin Farms wasn't first-time buyers or every neighbor looking for a change of scenery; it was people living an urban life who'd outgrown their square footage: a young family that needs a yard, a couple ready to entertain, a downsizer who still wants Highlands Square ten minutes away. That thinking became three personas: the Visionaries, the DINKs, and the Golden Nesters, giving the on-site sales team a shared read on who was walking through the model.
From there, we deployed Brand Foundations: a monogram, a wordmark, and a color and type system built to hold up over a multi-year build-out rather than chasing a trend cycle. The messaging platform centered on one idea, "ripe with possibility," letting the orchard history read forward, not backward. "Built by boldness, live life differently" gave the brand a point of view instead of a farm cliché.
That same visual language- warm wood tones, unlacquered black hardware, terracotta, and olive- carried through construction signage, sales collateral, and email templates, so the story read identically whether a prospect saw a monument sign or an email the next morning.
The brand system became Amplify: a splash page live ahead of construction to hold the market's attention, followed by a full 8-page website built to tell the property's story so thoroughly that Hardin Farms reads as the obvious choice, not just another new-construction option.
Paired with striking construction signage and sales collateral, we left the sales team with every tool they needed to close, even in the most competitive new-development landscape.
That's the thing about a brand built for more than launch day: it doesn't stop working once the buzz wears off. Hardin Farms commanded attention through a position sharp enough to hold in a market that's seen it all, from the first construction sign to the closing table.
Residences are coming online through 2026, and Highland's on-site sales team reports strong reception and sales momentum after the website and sales materials launched. Happy buyers are calling Hardin Farms home because they connected with the project's identity, standing out from more new builds.
